Before You Call Us

Before you call us, here are the most common things you can usually fix in under a minute. Most first-year service calls fall into one of these. If anything here doesn't resolve it, reach out — that's what we're here for.

01An outlet, light, or counter appliance is deadCheck the GFCI outlet in the nearest wet area (kitchen, bath, garage, exterior) and press Reset. If that doesn't restore power, check the breaker in the garage panel.
02No hot waterYour water heater is a gas tankless unit. Confirm it shows power with no error code on the display, the gas is on, and its breaker is on. Give it a minute to fire.
03Not heating or coolingConfirm the thermostat is set to Heat or Cool (not Off). Replace the air filter if it's older than 90 days. Check the breaker labeled HVAC or Furnace.
04Garbage disposal hums but won't spinSwitch it off at the wall. Use the small hex/Allen key for the disposal to free the jam from the bottom hex hole, then press the red Reset button under the unit.
05Water pooling near the indoor HVAC unitThe condensate drain line is likely clogged. Pour a cup of distilled vinegar through the drain access near the indoor unit; it should clear within 10 minutes.
06A door won't latch cleanlyThe strike plate is slightly off. Loosen its screws, shift the plate up or down about 1/16", and re-tighten.
07Squeaky cabinet or door hingeOne drop of silicone spray or 3-in-1 oil on the hinge pin. Avoid WD-40 — it attracts dust and can stain finishes.
08Faint burning smell from a new oven or fireplaceNormal factory burn-off the first few uses. Run it per the manual's break-in steps. It clears after a couple of cycles.
09Stained grout in a shower or backsplashSkip bleach. Use an oxygen-based grout cleaner (diluted OxiClean) with a soft brush. Re-seal grout yearly.
10Smart-home or Wi-Fi controls unresponsivePower-cycle the modem (off 30 sec, on, wait 2 min), then the router. This fixes most network hiccups.

This manual is your complete guide to understanding, caring for, and enjoying everything built into your home — from the systems behind the walls to the finishes you see every day.

45 Colonial Court is a thoughtfully designed single-story home in Mountain Home's Big Creek Estates community, on Lot 135. It offers three bedrooms plus a dedicated office, a spacious primary suite, and an open kitchen, dining, and living area that opens to a covered porch.

The home is built on a block foundation with a spray-foam and cellulose insulated envelope, clad in Acme “White Bluff” brick with black trim, and topped with a Tamko rustic-black architectural shingle roof. Inside, you'll find custom painted cabinetry, luxury vinyl plank flooring, porcelain tile, and a full Frigidaire Gallery appliance suite.

For one year from the date of closing, Gracy Built warrants your home to be free from defects in material and workmanship, built to the applicable building code, constructed in a skillful manner, and fit for habitation. This warranty extends to the original buyer and is not transferable.

What's covered

  • Workmanship & materials — Defects in material and workmanship by Gracy Built and our subcontractors, for one year from closing.
  • Concealed mechanical systems — Plumbing, electrical, and HVAC concealed within floors, walls, and ceilings — one year against defects.
  • One-time drywall service — Near the one-year mark, on request, we repair (but do not paint) nail pops, settlement cracks, and shrinkage cracks.
  • 30-day walkthrough — A courtesy walkthrough on request so we can review items after you've settled in.
  • Plantings — Sod, trees, and shrubs we install are guaranteed alive for three months, with your regular watering and care.

What's not covered

  • Normal wear & movement — Settlement cracks under 1/16", seasonal shrinkage and expansion of wood, and normal wear and tear.
  • Work by others — Damage from misuse, alterations, or repairs made by anyone other than a Gracy Built authorized subcontractor.
  • Aesthetic items — Cosmetic items noticed after move-in that were not noted on a prior punch list.
  • Maintenance failures — Damage from failed homeowner maintenance or extended vacancy — for example, roof leaks from clogged gutters.
  • Manufacturer items — Appliance and fixture performance, which is covered by the manufacturer warranties in the next section.
  • Consequential damage — Damage to personal property caused by a warranty defect.
